1. Who we are
EASY LISBON RELOCATION LTD, a company registered in England and Wales. Registered office: 553 High Road, Wembley, England, HA0 2DW. We deliver our services on the ground in Portugal through a local advisory team.
2. Our services
We provide independent relocation advisory, buyer’s agent representation, and ongoing property and lifestyle management services to international clients moving to Portugal. The exact scope, fees and timeline of each engagement are set out in a written Letter of Appointment signed before any chargeable work begins.
3. Fees and payment
Our fees are stated in your Letter of Appointment. Where a success fee applies (typically 1 to 3 per cent of the closing price for buyer’s agent engagements), it is also defined upfront and confirmed in writing before signature.
Invoices are payable within 15 days unless otherwise agreed. Late payments may incur statutory interest under the UK Late Payment of Commercial Debts (Interest) Act 1998 for business clients, or the equivalent statutory rate applicable to your country of residence for consumers.
4. Independent partners
We do not provide legal, tax, architecture, immigration or financial advice directly. We may introduce you to vetted independent professionals (Portuguese lawyers, notaries, architects, tax advisors); any contract you enter with them is between you and that professional. We do not accept referral fees from these partners.
5. Liability
We perform our work with the care and skill expected of a professional advisory firm. Our liability for any single claim is capped at the total fees paid by you in the 12 months preceding the event, save for liability that cannot be excluded by law (death or personal injury caused by negligence, fraud, or any other matter for which it would be unlawful for us to limit liability).
We are not liable for decisions taken by third parties (sellers, landlords, banks, public authorities) or for changes in law, market or exchange rates that occur after our advice was given.
6. Confidentiality
We treat all information you share with us as strictly confidential. We will not disclose it to third parties without your consent, except where required by law or to deliver the service you requested.
7. Termination
Either party may terminate the engagement at any time with 15 days written notice. Fees due for work already completed remain payable.
8. Applicable law and jurisdiction
These Terms are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising out of or in connection with these Terms or our services.
If you are a consumer resident in Portugal or another EU/EEA country, this does not deprive you of the protection of mandatory consumer law of your country of residence, including, where applicable, the right to bring proceedings in your local courts.
9. Changes
We may update these Terms; the version in force is the one published on this page, dated at the top. Material changes that affect an active engagement will be communicated to you in writing before they take effect.
